A hybrid REIT is a combination of an equity REIT and a mortgage REIT. They can own and operate real estate assets and purchase and originate mortgages.

Generally, a hybrid REIT will be more heavily weighted towards either equity or mortgage but generates income from rent, capital appreciation, and interest.
