An equity REIT owns and operates income-producing real estate.

It can own any variety of real estate including, office, retail, multifamily, industrial, and land, and leases the property to a tenant or multiple tenants.

The majority of REITs in the U.S. are equity REITs, and according to Nareit, they own more than 200,000 properties in all 50 states valued at more than $2 Trillion.

An equity REIT is only one of the primary categories of REITs. The other types are mortgage and hybrid.
